LOCATION Weeley is a small village in the Tendring Peninsular and district in east Essex. The village is part of a chain of small linear settlements along the A133 Colchester Road, which runs between Colchester and Clacton On Sea. Weeley Station is served by The Sunshine Coast Railway Line, linking Colchester to Clacton On Sea.

The site is located to the north west of the village of Weeley in the Borough of Tendring, Essex, south of Tendring branch of the Church of Jesus Christ of the Latter Day Saints and is directly to the north of and served by the roundabout that connects the B1441 Weeley Bypass road and the B1033 Colchester Road.

SERVICES We understand there is mains water and electricity available for connection to the property. Anglian Water have confirmed there is capability in the nearby mains to accommodate the development. Foul drainage would be to a private system.

LOCAL FACILITIES St Andrews Church of England Primary School and Weeley Village Hall are located beside Weeley Train Station, approximately 950m to the south east of the site. SITE The site is relatively flat and comprises unused former agricultural land extending to approximately 1.68 acres and is adjoined by the agricultural land to the north and west, including clusters of farm buildings immediately to the north and south west. The boundaries of the site are formed by formal hedge that separates the site from the driveway to the Crematorium to the south east and trees to the north, north east and west. A gate (existing pillars) is positioned in the southern boundary providing vehicular access from the existing roundabout spur. Access in part is off a private road which the 3 new properties will have direct access and an obligation for the owners to contribute to the upkeep and maintenance of the private road and landscaping.

The site has strong connections to the surrounding area and local facilities along the A133 Colchester Road through a strong network of local public rights of way and local bus services which can be accessed from the bus stop along the B1033 Colchester Road. Weeley Station provides convenient access to the wider area in London, with hourly services to Colchester and London Liverpool Street.
